Market Ready Makeover

We put in the work before we put up the sign

Most homes don't need a renovation. They need clearing, cleaning, landscaping, organizing and staging, and sometimes three to five targeted repairs.

Two numbers. You choose.

We walk the home with you and come back with two numbers: what it gets today, as it stands, and what it gets after the right work, with what that work costs. The difference is the decision. Nobody makes it for you.

Know what's worth doing before you list.

Some homes benefit from a few focused improvements before going on the market. Others are ready as they are.

We'll compare your home's potential selling range as-is with its potential after recommended improvements, including estimated costs. You decide which approach fits your goals.

Number one
As-is value
What the home gets today, as it stands.
Number two
Market-ready value
What it gets after the right work, and what that work costs.

How it works

The walk-through

We put on the buyer's glasses and walk every room and the yard. The cracked glass, the leaky faucet, the shed, the fence. Owners stop seeing them. Buyers see all of it.

The short list

What's worth doing and what isn't, with the two numbers beside it. Upgrades reflect taste, and a buyer has their own, so the list is short and specific.

The work

Our trades have worked with us for years and price fairly because they want the next job. Use your own trades if you prefer. We organize, clear, clean, repair and stage.

The sign

The home goes to market looking like someone could live here, not that someone does. Priced right from day one, because the market is the final decision maker.

What it is

A short list of the things buyers actually respond to. Clearing and cleaning. Landscaping. Organizing and staging. Three to five targeted repairs where they change the number.

If you can't get the grass cut, how does a buyer know the maintenance behind the walls has been kept up? Small neglect reads as big neglect. We take it off the table before anyone walks in.

What it isn't

A renovation. A design project. A reason to over-improve a home for a buyer who would have torn it out anyway.

It also isn't automatic. Some homes are market ready as they stand, and we'll say so. The walk-through tells us which one you have.

Where it started

A founding partner's family home

The first house was a North York bungalow that belonged to one of our founders' families. The owner had moved out. It was cluttered, dated and needed repairs, and as-is it would have sold for around $930,000.

We cleared it inside and out, fixed the flooring and the plumbing, refreshed it and staged it in about two weeks. It sold for over $1,050,000, the only home in that neighbourhood that sold in a three-month stretch. After that we realized other families needed the same help. That is where the program started.

Request a walk-through

No obligation. We walk the home, you get the two numbers, and you decide. If the home is ready as it stands, you'll hear that too.

On paying for the work

Most sellers pay the trades directly as the work is done. In the right situation, the cost of the work can be deferred and settled when the home sells. That depends on the home, the plan and the timing, and it's a conversation at the walk-through, not a promise on a web page.
